    Generally, in USA, we don’t give much thought to design. Rather we design regulations, then are bound by them whether they make sense or not. A stairway can be built to be virtually fireproof and the advantages of doing so far outweigh any risk of changing regulation. It’s just laziness. Inertia.

    Add an ADU for at least $100k, probably way more, deal with a city building department that is anything but helpful, open myself up to whatever the building inspector says, get my property tax reassessed, deal with tenants in a democrat run city and affect street parking. Yeah,,,no.

    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Colleen Rose Mccaffery” for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

      The free market or rather the actors from the free market wants to make more profit from their properties, majority of them “donate” to politicians who in turn create the zoning laws, idk about Vancouver but it’s the case in cali, even in the suburbs

    I don't think you have to eliminate parking minimums necessarily. They are more likely to be approved if they have parking. You didn't mention Richmond (BC) but it is full of townhouses. They are not missing at all here. I live in a neighborhood that is mostly townhouses, tons of families with children out and about. And pretty much all townhouse complexes have regular old garages that hold 1-2 cars per home plus a few visitor spots. Down the road from me, 6 townhouses are being built on a single lot, which is around average as far as I've seen for the conversion rate. They are all big enough for a family, and they will all have garages. Granted, Richmond has bigger lots than Vancouver but as far the region goes it should be about average. If you ask me, I don't know why residents are even allowed to object to these developments. They are probably retirees, living on land big enough for 6 families let's say 12 people. Should we be weighing the residents negative vote against 12 additional positive ones? Anecdotally, the neighborhoods with more townhouses have way better amenities. More abundant and high quality public parks and sidewalks throughout. Neighborhoods without any recent development are full of ugly teardowns, unmaintained parks, lacking sidewalks, bus stops, etc. So I think you should WANT investment. But that's just me...

    HAHAHA Churches and NGOs, give it a couple of years and check those buildings again! They tend to get ruined and end up turning into slums. In Argentina this was tried over and over and every single time it ended up in ruined, undesirable buildings.

    Thought- instead of installing costly underground parking or battling for street parking, take one of the properties and turn it into a parking garage for the surrounding ones. Sure you're taking some land out of the equation for housing, but let's say you have 5 single-family homes to redevelop. Turn one of those homes into a garage that can hold at 1-2 spots per unit, and turn the other 4 homes into 16 units. You still end up with way more housing than before. Also, get rid of insane parking space requirements. It is absolutely unreasonable that 4 single-occupant studio apartments should need 8 parking spaces between them just to exist.

    Like it or not, there is always a steady flow of people looking to come here to work, and if the working class is poor, your options for redevelopment are always more limited. That's how I feel about it as someone who lives near really impoverished areas. Working class people cover more land in more densely populated spaces, so if they can't afford to pay for the maintenances through direct taxes, or communal redevelopment efforts, there will always be shifting populations during upgrading, or people being forced out of their homeland in ways. It takes a massive fk ton of effort, to maintain a 1st world environment on a mass scale. It just does.

    I’m on the side of two stair cases. I’ve seen and known too many people in apartments fires, some who were on the top floor and some who didn’t make it out. If people want larger apartments, then developers should build apartments that take up two floors. Unconventional but it’ll check off all the boxes on fire safety.

    "When there is an abundance of non-market housing, private landlords have to compete with non-market housing for the same tenant." That could shorted than to "When there is an abundance of housing, private landlords have to compete." The key, as stated in the lead-up to this quote, is building the hundreds of thousands of units and that has proven essentially impossible in so many cities with zoning restrictions, height restrictions, historic preservation requirements, pushback from existing residents, minimum parking requirements and so on. I believe the problem is not how the building is owned but the aggregate supply of housing. As with rent-controlled properties, such huge discrepancies in rent between market and non-market rents create massive incentive to cheat so, for instance, a tenant may get a job in another city and sublet their apartment for more than they are paying but still less than full-market price so the new tenant has no interest in exposing the fraud.

    What would be a simple perfectly reaonable change to the code would be creating two options being either the use of more staircases or the use of more fire resistant materials such as brick, concrete etc which often times is already necessary due to the heights of some of the buildings

    high-density quadplexes overly inflate the pricing for the area, because the people interested in them use them as assets and have more resource to use for purchase power. they often aren't even used, just built and they end up sitting there because the developer understands how to use them as acceptable tax write-offs. people that don't live in these neighborhoods that talk about them and what is good for them, honestly y'all are the problem. stop trying to reactionarily fix things in the moment.

    high density screws up infrastructure. People buying in areas where their projects do not match the character of the neighborhood violate proactive measures to avoid the dangers that higher density had brought upon our neighborhoods in the past.

    Co-ops are a great thing. People need to be more active socially. A lot of things could improve that way. It won't work with government mandated ones. Look at the still existing council estates in the UK. However, the government could favour co-op housing via tax credits

    I’m in Michigan and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

    3:29 500ft2 isn't so small 🤔 i'm from (east-)germany and most 2-room apartments (1br) here are about 600-700ft2. i have about 800ft2 (2br) and i'm looking for something smaller (400-500ft2). my 2br are empty because i have everything (except kitchen and bath obviously) in my 300ft2 living room (remember germans don't have build-in-closets). you're just so used to huge rooms with lots of empty/wasted space that you can't imaginge living under 2000ft2... i grew up in an ~660ft2 2br-appartment. my parents bedroom was the smallest room (just barely fitting a king-size-bed and a wall-to-wall-wardrobe), my brother and me had the larger bedroom so it could be splitted up. i don't get why the u.s. master bedroom needs to be the largest room - you just go there to sleep! why would you waste space that could fit another room just to have empty/unused space? after finishing the video i realized u.s. and canadian housing regulations are more ridiculous than i thought... i don't know how it is here and i'm sure we have our own share of ridiculous rules but we can at least build multi-family-homes without having to provide parking space... here it's your responsibility to look for a parkingspot - that may be 3 streets ahead and you'd have to walk to your car. (i have a car, i have have used it under 20 times this year. i only use it for transportation or the 120 miles to my parents (could go by train but often need a car there). otherwise i use my bike. my car is parked at the road in ftont of my building but if there is no free spot i may have to park up to 1mile away from home) you should look at europe or asia for examples of how dense neighborhoods can look and function and that you f.e. don't need so much parking spaces if you have public transportation or (dedicated) bike lanes so that don't have to use a car... also your urban streets are so wide there's easily room for an extra lane (be it for roadside parking, public transport or bikelanes) really hope u.s. and canada can change their housing and roadwork situations... (fyi germany also has housing problems)

    Come on. It is some design flaw for those houses. There is strict regulations in Russia - for the sake of safety there should be two staircases, one - isolated by outer balcony from the rest of the floor, so in case of fire everyone can evacuate without risk of being suffocated. But we have here two, three room apartments in the building. But yes, it is large building, make small apartment building with lift, two staircases, communications makes no cense.

    This is important, but what I struggle with is why we are so city-centric. As population increases, trying to squeeze into the same city footprint leads to untenable population density. Fundamentally, we all understand this. I enjoy having a cat in my house. If I had 300 cats in my house, it’d be a serious problem. I wouldn’t be asking why I don’t have more affordable kitty condos. I’d be asking why 300 cats are living in my house. What is it about my house that makes it so desirable, even if it’s shared among 299 other neglected and stressed out cats. If you want to live in a New York, Los Angeles, or Vancouver, you have 3 options in my mind. You can make enough money to afford it, you can give up on your dreams of bright lights big city living to live somewhere smaller and pursue other dreams, or you can plant the seeds for a new big city. No one wants to do option 3 and it seems like people would rather live in a gulag than take option 2.
